Also, everyone’s talking about the stock market gyrations – it’s exciting that the market is up now, yet who knows what’s next?  Some folks are moving their money out of stocks, and a property like this might be a good place to park it.  Or, it could be a good place for a first-time buyer or someone looking to downsize.

At the same time as the stock market has been climbing, mortgage interest rates have gone up a bit in the last couple of days.

We are seeing a tremendous increase in market activity in my office recently – my new office, that is!  I have just moved to Keller Williams Realty Flagship of Maryland, located nearby at 97 and Benfield.  It’s a great office, with a tremendous group of new colleagues, and as a sailor, I love the name!

Please let me know right away if you are looking to make a real estate move this Spring.  Lots of people are getting homes ready for the market, and I may be able to find you the right place before it hits the MLS.  Also, agents and buyers are inquiring about what’s available and not yet listed, so I may be able to find a buyer if I know that you are getting ready to sell.

Annapolis Luxury Home Sales Soared in Final Months of 2012

CNN reported Tuesday that luxury home sales soared in final months of 2012, which prompted me to do further analysis on our local market. CNN wrote:

Many sellers wanted to cash in on their homes before a widely expected capital gains hike — to 20% from 15% — that was part of the fiscal cliff budget deal. High-income earners (singles with income of $200,000 or more and couples making more than $250,000) also wanted to close sales ahead of a 3.8% Medicare surtax on investment income that was already slated to go into effect this year as part of the Affordable Care Act.

All told, a high-earner would pay $88,000 less in taxes if they made a $1 million profit on their home in 2012 rather than in 2013.

That considerable tax savings motivated many wealthy homeowners to move fast. According to the National Association of Realtors (NAR), sales of homes valued at $1 million or more spiked 51% in November compared with a year earlier.

Locally in Anne Arundel County, we also saw a year-end spike in high-end sales. The Institute for Luxury Home Marketing defines the luxury market as the top 10 percent of sales. For us, these are homes that sold above $600,000.

Sales of homes above $600,000 in Anne Arundel County increased 24% in 2012 over 2011, and the settlements in the fourth quarter were 47% above 2011.

Sales of homes above $1,000,000 also increased, yet not quite as much.  Those sales in 2012 were 12% above 2011, and in the fourth quarter, 8% higher than 2011.

With the market strengthening, especially in the higher end, and interest rates remaining at historic lows, 2013 looks like a good year for those who want to make a move.

Anne Arundel County Real Estate Market Statistics December 2012

In Anne Arundel County, 2012 sales were much stronger than 2011, with 13.94% more homes sold (a total of 5859).  Plus, they sold 11.48% faster, with an average of 108 days on market.

Sales of waterfront homes in Annapolis in 2012 were up a full 32% compared to 2011.  Across Anne Arundel County, sales of waterfront homes were up 23% compared to the previous year.

Cyber Monday Real Estate Sale

I hope you had a wonderful Thanksgiving weekend, and enjoyed some time off with friends and family.   The pie giveaway last week was great fun, a wonderful way to launch the holiday weekend.  It was such a pleasure catching up with folks.

Now, my email box is flooded with Cyber Monday deals, inspiring me to make an offer to you.

Have you been thinking of making a move, or do you have a friend who is?  Anywhere in the United States or abroad?

If you call and make an appointment with me today, and hire me or the person I recommend as your agent by December 1st, 2012, you will get a free $250 Visa gift card upon settlement.  To get this deal, you must mention this offer when you make your appointment.  This offer is also valid for your friends, so please feel free to share.

Yes, it’s true, $250 isn’t that much compared to the cost of a home.  Usually, I help people save thousands of dollars, have smoother and easier moves, and enjoy homes of their dreams.  That’s the best reward.

Happy holidays!

Hurricane Sandy and Annapolis Real Estate Settlements

As Hurricane Sandy approaches the East Coast, preparations are underway.

Annapolis real estate settlements are affected in ways you might not consider, if you have been lucky enough to settle without an impending hurricane!

A typical real estate settlement involves over a hundred parties, and at the last minute, buyers, sellers, movers, insurance companies, mortgage companies, title companies, and others are working together to get to closing.  A myriad of details are handled by team members.  My own settlement checklist has 74 tasks, all key to ensuring a smooth transaction for my clients.

When an event occurs such as a hurricane, and the likelihood of property damage is higher than usual, lenders may require last-minute appraiser visits to the homes, and insurers may suspend issuance of new policies.  Interruptions in power and travel can delay processing of loans, delivery of settlement documents, packing by movers, as well as buyers and sellers traveling for final walk-throughs and settlements.

All this means we are having an interesting time in our office right now.

A client mentioned a great web site for tracking weather, Weather Underground.  Here’s a link to the Weather Underground Tracking of Hurricane Sandy

Of course outside of business, getting ready at home means not only the usual items such as home and auto.  For those enjoying the Annapolis lifestyle, on or near the Chesapeake Bay, it may mean doubling up on the dock lines, relocating the boat to a hurricane hole, or even taking her out of the water a little early in the season.  The occasional water-lover even chooses to ride out the storm on board!

In Annapolis, the Ward One Residents Association announced:

Mayor Cohen is urging residents to prepare for Hurricane Sandy, which is expected to bring high winds and heavy rain to the area early next week.  Sandy is over the Bahamas, heading NW at 10 mph.  Forecasts project Sandy to make landfall on the Delmarva peninsula in the dark hours of Tuesday morning and move inland.

“The Office of Emergency Preparedness and Risk Management is monitoring the storm closely so we can make important decisions to ensure the safety of our citizens,” said Mayor Cohen. “At this point, the best thing we can all do is prepare residents and businesses.”

With gusty winds and heavy rain expected, residents should make sure they have the following items available:

First aid kit and essential medications.
Canned food and can opener.
At least 3 gallons of water per person
Protective clothing, rain-gear, and bedding or sleeping bags.
Battery-powered radio, flashlight, and extra batteries.
Special items for infants, elderly, or disabled family members.
Written instructions for how to turn off electricity, gas and water if authorities advise you to do so (remember, a professional should turn them back on).
Identify where you could go if told to evacuate. Choose several places; a friend’s home in another town, a hotel/motel, or a shelter.
Make sure to charge your cell phone.
Keep generator safety in mind and never use a generator indoors.  Use battery operated lanterns and light sticks instead of candles.

Always check on family, friends and neighbors who may need assistance in emergencies.  The better prepared you are at home, the better prepared you will be to assist the community in a major emergency.

For more preparedness information, go to Annapolis Office of Emergency Preparedness and Risk Management.  The City will also have all updated information posted on the home page at www.annapolis.gov.

Best wishes with your preparations and your week!  It’s a beautiful day in Annapolis today.
